Commercial Property Investment in Ireland

Hibernian Investment Managers run a property portfolio of over €420m(€330m), including €380m (€300m) in direct property in Ireland.

Among the properties owned are prime offices in Dublin, Cork, Limerick and Galway, retail units in Grafton Street, Henry Street and Mary Street, Dublin, and Patrick Street, Cork, and industrial premises in Sandyford and Jallaght. Tenants include Bank of Ireland, the Office of Public works, the ESB, Brown Thomas, HMV, Elan Corporation plc, the IDA and Trinity Biotech plc.

Hibernian Investment Managers' Property Strategy in Ireland

Hibernian Investment Managers continue to favour investment in property, both for the returns available, and because of its attractions as a defensive investment asset. The fund managers are continuing to target further opportunities to enhance the portfolio.

The Hibernian Irish Property Fund has investments across the main commercial property sectors-office, retail and industrial. For liquidity purposes it also holds cash and indirect property-related assets. The fund managers are continuing to target further investments to enhance the portfolio.

Commentary and Outlook

The Irish property market continues to perform very well, supported by the fundamentals of econornic growth, strong demand, and under-supply in the key sectors. We anticipate total returns averaging over 10% per annum for the next three years.
